Local Law 152 (LL152) is a gas safety law that makes the inspection of gas piping systems in residential and commercial establishments mandatory. Conducted by licensed master plumbers or supervised licensed plumbers, re-inspections are mandatory every four years.
Failure to conduct inspections by the end of a year can lead to a $5,000 fine.
At Zatos Plumbing & Heating, we have licensed master plumbers who will ensure you remain compliant with LL152. Our trained and certified gas inspectors use state-approved detectors and will also provide the necessary paperwork proving compliance.
As per the code, gas systems in NYC buildings, bar those in buildings categorized in the R3 occupancy group, have to be inspected periodically. Buildings that contain two units and no more are exempt. These can include group homes and residences that house less than 20 occupants.
If you are uncertain where your property falls, check the Certificate of Occupancy.
Please note that all building owners have to keep inspection reports and certifications on file for 10 years and produce them for the DOB upon request.

As per LL152, all exposed piping from entry points, including gas meters and pipelines in public and tenant spaces, have to be inspected by licensed plumbers in Queens or anywhere else in NYC. After the first inspection, another one must be conducted after four years periodically on the same date. Gas system inspections of new buildings must be conducted from the 10th year from the date on the Certificate of Occupancy.
Our licensed plumbers in Brooklyn and Queens will produce a Gas Piping System Periodic Inspection Report within 30 days of the inspection. The report contains details and results of the gas inspection. This will be followed by a periodic inspection certificate issued within 60 days from the inspection date.
